Legal Access vs. Physical Access

Before buying land, confirm the property can be reached both legally and physically.

Legal Access

The right to go there β€” permission on paper, such as deeds or recorded roads.

Physical Access

The ability to actually get there on the ground.

Rule of thumb: Legal is the right. Physical is the road.

Lead Follow-Up Process

  1. Follow up with all leads within 1 business day. In the mailing app: mark lead manager, date responded, verify source, and mark β€œresponded with interest.”
  2. Push the lead to the Lead Manager application.
  3. As you call in OpenPhone/Quo, once identified, mark the seller name and APN.
  4. Triple-dial: call, no voicemail, wait 5 seconds; call again, no voicemail, wait 5 seconds; call a third time, then leave voicemail + text. If unreached, follow the Podio lead-management framework and mark your follow-up.
  5. First conversation: pull up the property in MapRight/Land ID, watch for disqualifiers, and follow Script #1.
  6. In Podio: fill out contact details, save the map link, set status, and set a follow-up date.
  7. Send Phase 1 marketing materials via text/email.
  8. Tag pricing analysts to pull comps and confirm price qualification.
  9. Once pricing feedback returns, continue to the second conversation regardless of current price qualification; use the feedback to shape the approach.
  10. Further qualify the prospect and determine whether an appointment is appropriate.
  11. If qualified, set an appointment with an Acquisition Manager.
  12. Send a thank-you text/email afterward.
  13. Send Phase 2 marketing materials via text/email.

  2. A filter for β€œlink to intake response” = not set.
  3. Daily: link any β€œnot set” records to intake response.
  4. Daily: mark yourself as lead manager for unmarked leads in both apps.
  5. In intake response: mark date response received and mail status β€œresponded with interest.”
  6. Follow the usual lead-management process above.

  • 1,000–3,000 records: split in half; test 2 scripts.
  • Over 3,000 records: split into 1,000-record sections; test a separate RVM per section.
Keep testing new RVMs. Track script numbers for each recording and keep the current winner in the test until a new one beats it.

Lead Manager Performance Expectations

Role expectations, CRM discipline, follow-up, professional standards, and weekly KPI targets.

Source reviewed Jul 7, 2026

Purpose & Definitions

Lead Managers are often the first human voice a seller hears from Generation Family Properties. Their job is to build connection, uncover motivation, and qualify opportunities while maintaining professionalism and empathy.

  • LMC1: initial qualifying conversation β€” rapport, property/seller context, motivation.
  • LMC2: follow-up/transition call where a qualified Hot/Warm lead transitions toward an Acquisition Manager appointment.

Core Responsibilities

First Contact & Rapport

  • Answer inbound calls / return missed calls quickly β€” ideally within minutes.
  • Start warmly and naturally; build rapport through curiosity and tone.
  • Leave sellers feeling heard, even if GFP is not the right fit.

Discovery & Qualification

  • Gather full property/seller context: ownership, acreage, access, improvements.
  • Identify motivation drivers: why now, timeline, price flexibility.
  • Classify accurately in Podio: Hot/Warm/Cold; Price Fit/Timeline/Motivation.

Lead Categorization

  • Hot: ready and motivated.
  • Warm: interested, needs time/info.
  • Cold: not ready / unrealistic expectations.
  • Update lead warmth status after LMC2.

Setting Appointments β€” LMC2 Transition

  • Hot / promising Warm leads β†’ book with an Acquisition Manager.
  • Verify best contact information and preferred time/day.
  • Update Podio immediately with context and a summary for the next rep.

CRM Accuracy, Organization & EOD

Podio is the single source of truth. Log every interaction the same day.
  • Record-Keeping: log immediately; write summaries like a brief story, not a checklist; set next-action tasks after each call; no lead goes more than a few days without a note.
  • Filters: LMC1 Not Completed, LMC2 Not Completed, Appt Follow-Up Needed, No Next Action Set. Clean up stale follow-ups/duplicates regularly.
  • Capacity: monitor workload; notify your supervisor if approaching capacity; ask to redistribute rather than burn out.
  • EOD Report: submit daily β€” total new leads contacted, LMC1s completed, LMC2s set, leads needing next-day follow-up, stuck leads/help needed, daily wins or challenges.

Follow-Up & Text Cadence

  • New Leads: daily follow-up for 5 days straight, ideally 2x/day (call + text). After Day 5, adjust based on flow.
  • After LMC1: keep following up if undecided; use friendly check-ins.
  • When Acquisitions can’t reach a lead: re-engage immediately, resume cadence for 3–5 consecutive days, and rebuild trust.

Professional Standards & Core Values

  • Punctual and dependable β€” respond within 1 business day.
  • Respect, kindness, and patience with every seller.
  • Represent GFP’s reputation for honesty and professionalism.
  • Daily stand-up with Acquisition/Sales team.
  • One recorded call per week submitted for coaching.

Core values listed in the source: Professional Conduct, Follow-Up in Communication, Continual Growth, Team-First Attitude, Drive to Serve Others.

Lead Manager FAQs

Common questions a Lead Manager may run into after training.

Quick Reference
How and when does the seller get paid?
Once a price is agreed on, a purchase-sale agreement is prepared with seller information, GFP information, price, and closing date. The source says GFP typically closes within 30 days. For deals over $10,000, a local title company handles the deed and disburses funds. The agreement is sent via SignNow. After signing comes due diligence, title work (about 3 weeks), then funds go out by wire or check.
Who exactly is my teammate, and how do I find out who that is on day one?
If there are other Lead Managers, your teammate is whoever is in the daily stand-up sales meeting. You can reach out to them anytime with questions.
If I don’t finish everything scheduled for a training week, do I move on?
You can take extra time. The preference is to stay on schedule, but extra time is okay if needed to get things right and understand the material.
Is there a set format for the End of Day report?
Use your own words and personality. Cover how your day went, what you did, what you’d like help on, and how you feel about your work day.
What are Script #1 and Script #2?

Script #1 is the LMC1 script. Script #2 is the LMC2 script, with additional versions/resources for price-gap situations.

Who are the pricing analysts I tag for comps?
The source names Cameron. Tag him in the appropriate Podio chat/comment section by typing β€œ@” and his name.
Besides no legal or physical access, what else counts as a disqualifying property?
No legal access and no physical access are the two major disqualifiers. The source also lists wetlands or a property that is not vacant because there is a house on it. A vacant barn, old cabin, or old mobile home can still be looked into.
If I can’t reach an Acquisition Manager to hand off a qualified lead, what do I do?
Do not hand it off directly. Book the appointment yourself: check the Acquisition Manager’s Calendly availability, coordinate with the seller, and schedule the appointment.
Who runs the ringless voicemail split testing?
Whenever you want to drop a ringless voicemail, reach out to @Cameron or @Reggie; the source says they will handle it.
When should I send Phase 1 marketing materials?

After LMC1, send a quick, simple text:

β€œHey [lead name], glad talking to you today. We’ll follow up with next steps as soon as I get updates. In the meantime feel free to check out our website, and let me know if you have any questions.”
Where exactly does the EOD report get submitted?
Use the current EOD submission form below.
What’s the practical difference between LMC1 and LMC2?
LMC1 is a discovery call: get to know the seller, build rapport, and get the asking price. LMC2 is for the final price and walking the seller through next steps.
What happens if I miss my weekly KPI targets more than once?
The source says the team will identify the struggles, build a plan, and do a weekly call review to determine how to improve calls and work through the issue together.
